Excellent service, I really cannot recommended them highly enough, as a buyer when they first helped me purchase a property in the Peaks. All the staff have a solid and long standing knowledge of the area, the market, and local services (eg surveyors). They are friendly, attentive to detail and you really feel they have your interest at heart. If I was ever selling (no plans whatsoever, sorry, its too nice in the Peaks) I would immediately use their services because I trust they would be proactive to find the right buyer, and the right price. So if you want to buy Id really recommend you get on Grants mailing list, read their e-magazine, but you had better be quick, the Peaks is a great place to live, and it seems many others also feel the same judging by the market appearing to keep rising.

The others in the team were also very friendly and helpful. Compared with other estate agents in the area, Grants seem to go the extra mile and seem much more engaging and more professional with their customers. I would highly recommend Grants to anyone!

Ive debated whether to bother posting a review and wasnt going to but my experience over the past few weeks has been so frustrating that I want to warn potential future tenants. I realise that my review goes against the grain of the others on here so I honestly dont know if Ive just been unlucky or if it is because other reviews are from buyers/sellers/landlords and I am a former tenant. I was a standard tenant- paid my agency fees, paid my rent in full and on time every month, gained approval for any decorating and left the property in a good state of repair/cleanliness (or so I thought until I had a shock when it came to the return of my deposit).I found the communication from Grants staff to be very poor throughout the tenancy. I had to chase almost every enquiry I made with them with a follow up email. This got to the stage where I was emailing three email addresses with the same message (2 different staff members and the generic lettings email address) and still not consistently receiving a reply. It seems there was no handover between staff and issues would often sit unresolved for days if the first member of staff who had picked up my email was then off work for any reason. On one occasion there was a misunderstanding over my move out date and they thought I would be leaving a week earlier than I had paid rent up to. It took two weeks to receive any reply relating to this issue and this only happened because I emailed Shaun directly. Another time I was receiving numerous letters about inspections and I decided to question why these were taking place so frequently. It turned out they had never had a full set of keys but had kept sending me letters to inspect anyway without telling me that they had never actually been able to access the property. Three days after moving out I was told that I would be expected to pay for carpet cleaning, mouldy bath sealant replacement and damaged draw fronts in the kitchen that had been positioned next to the gas oven and therefore damaged over time by the heat. I had evidence from check in that the bathroom had damp and I also pointed out that the damaged draw fronts were due to the use of the oven. I hadnt done anything out of the ordinary with the oven- Id cooked food in it. Attempting to discuss the issue was a very frustrating process that became quite fraught. The letting agency told me that the checkout had found 17 issues and the owners had agreed to most of these and only wanted me to pay for 3. This was phrased in a way that implied they had done me a favour. I dont have a clue about the details of the other issues as I was never given a formal checkout report and I was not invited to attend a checkout inspection. I logged a dispute over the deposit 10 days after the end of the tenancy as is the rule with the TDS who Grants use. i was told by Grants that this was the first time in 6 years anyone has logged a dispute. I hope that doesnt mean that people have been paying them money for some of the nonsense they tried to charge me for. Today I received an email to say that the disputed amount had been pain to me in full by the letting agency and therefore the dispute has been closed without me needing to submit any of the numerous pieces of evidence I have. Although Im pleased with this outcome I feel this whole process has been a total waste of everyones time. Its also taken 17 days for me to get the full amount of my deposit back. To summarise my experience with grants has felt like hard work. I really hope that if the owners/staff at Grants read this and look back at some of the issues I raised they will consider if they would genuinely think that the level of service and communication I received would be acceptable if they were the tenant? If youre a potential tenant just be aware that my experience of moving out has been that they very much advocate for the owner when it comes to deposit returns and that the odds of sorting an issue out with only one email are slim to none.
